In October 2007 Schley County, Georgia, will observe it's sesquicentennial -- 150th -- anniversary. The main events will be held Saturday, October 13. If you have Ellaville or Schley County connections, or you just love to be around good folks, be in Ellaville that weekend.
Did you know, in a recent Progressive Farmer Magazine list of best rural places to live in the Southeast, Schley County ranked No. 4?
What explains that? Several things, but right up there near the top is the well-respected public school system in Schley County. Good schools are a magnet to draw people to any community, and the schools have put Schley County "on the map."
Schley County is enjoying steady but controlled growth as families buy homes and land here, and enroll their children in the local school system. What better reason could there be for a family to relocate to Schley County?
Some nice subdivisions and single family homes are dotting the landscape in Schley County. Some beautiful lots and tracts of land, large and small, are available for homesites or development. If you are thinking about moving to Schley County -- or you have a house or land for sale -- please let me know.
My real estate company is a bit "different" in a nice way.
For example, I gladly advertise properties "For Sale by Owner" on my websites free of charge or obligation. Why would I do that? Well, why not? It costs me nothing, it provides some interesting pictures on my websites, and the owner may eventually choose to list the property with me. (If you're selling your property yourself , call me at 229-924-3089 for some tips.)
Every buyer who works with me and every seller who lists a home with me gets a free one-year home warranty. (The home bought or sold must sell for at least $75,000.) The warranty covers the major systems in a house -- AC, electrical, plumbing -- for one year. This means a buyer's house is covered for the first year of ownership. For sellers, the coverage is for the time of the listing, or up to one year, and it can be transferred to the buyer.
The warranty, a $389 value, is my way of saying thanks for your business.
What about the sales commission? To begin with, commissions are negotiable, and flexible. A seller can choose a commission based on the level of service he or she desires. If I can afford to work for the commission offered, we've got a deal. Please keep in mind: real estate commissions often are split between two companies, so the commission has to be enough to induce other companies to cooperate in finding a buyer for your property.
